Terms and conditions of stay

Booking and eligibility

The lead guest must be at least eighteen years old and present at check-in with a government photo identification. Foreign nationals must present a passport and valid visa, as required under Indian law.

Rates are quoted per villa per night in Indian rupees and include applicable GST unless stated otherwise.

Occupancy

Two-bedroom villas sleep four, and the three-bedroom villa sleeps six. One extra mattress per villa is available at a stated charge. Children under five stay free in the existing bedding.

Occupancy above the stated limit is not permitted, and we may decline entry to guests not declared at the time of booking.

Check-in and check-out

Check-in is from 2 pm and check-out is by 12 pm (noon). Earlier check-in and later check-out are subject to availability on the day and may be charged.

The property has no front desk. The caretaker lives on site and is reachable at any hour.

Pools

Each villa has its own pool with a uniform depth of 1.2 m. Some pools sit within the walls of the house, others are open or covered and screened by planting. Pools are unfenced and unsupervised, and there is no lifeguard on the property.

Children must be supervised by an adult at all times. Diving is not permitted. Glass is not permitted on the pool deck. Swimming under the influence of alcohol is at your own risk.

No children are allowed in the pool without being supervised by an adult at all times. This is a private pool and there is no lifeguard on the property.

The access to the pool area must be kept closed and latched at all times. This access leads to the pool, and leaving it open may lead to accidents, especially involving infants and children.

Conduct and noise

The property sits on a residential lane. Amplified music, parties and events are not permitted at any time, and quiet is expected between 10 pm and 7 am.

Day visitors are welcome with prior notice. We may ask undeclared visitors to leave.

We may end a stay without refund where conduct endangers others, damages the property, or persistently disturbs other guests or neighbours.

Smoking and substances

Smoking is permitted outdoors only. Villas are non-smoking, and a cleaning charge applies where this is not observed.

Possession or use of illegal substances on the property is prohibited and will be reported to the authorities.

Damage and liability

You are responsible for damage to the villa, its contents and the grounds caused by your party during the stay, and reasonable repair or replacement costs will be charged.

Your possessions remain your responsibility. Each villa has a safe. We do not accept liability for loss of or damage to personal property except where caused by our negligence.

Use of the pool, the grounds and any activity arranged through us is at your own risk. Nothing in these terms limits liability for death or personal injury caused by our negligence, or any liability that cannot be excluded under Indian law.

Services and interruptions

Power cuts and water interruptions occur in Goa, particularly during the monsoon. An inverter supports fans, lights and Wi-Fi during short outages. Interruptions to electricity, water, air conditioning or internet are not grounds for a refund, though we will act promptly to restore them.

Where our power or Wi-Fi service provider fails to deliver their service, this will not be grounds for any reduction of charges.

Where the air conditioner is not working, a maximum of ten percent of the rate for the affected night(s) may be deducted.

Pets are not accommodated at present.

Pool and garden maintenance

Pools are cleaned each morning and gardens are tended daily. Housekeeping enters villas between 9 am and 11 am. If you would rather not be disturbed, tell the caretaker and we will come later.

Governing law

These terms are governed by the laws of India, and the courts at Panaji, Goa have exclusive jurisdiction over any dispute arising from them.
