Often, yes. Nine villas sleep around thirty-six people. Tell us your dates and group size and we will put together one rate for the property.

They do. December and January are the highest, the monsoon months are the lowest, and the shoulder weeks sit in between.

You cannot pick a specific villa in advance. Which one you're allocated is confirmed by the property with your booking.

Free cancellation any time from booking up to three days before check-in. Inside three days of check-in, and for no-shows or cancellations after the check-in date, the full stay is charged.

From two in the afternoon, and check-out is by twelve noon. If your flight lands at an awkward hour, tell us and we will usually make it work.

Yes. Every villa has its own pool, cleaned each morning, with no shared pool on the property. Depth is 1.2 m throughout.

Villas are cleaned every morning between nine and eleven. Linen and towels change on the third day, or sooner if you ask.

The caretaker lives on site and is reachable at any hour. There is no front desk.

Air conditioning in every bedroom, ceiling fans throughout, and an inverter that covers fans, lights and Wi-Fi during the short cuts that happen in the monsoon.

Fibre, around 100 Mbps, and it reaches the pool deck. Fine for calls and for working a few days from the terrace.

Yes. The pools are unfenced and 1.2 m deep, so children need supervision. Cots and extra mattresses are free on request.

Day visitors are fine if you let us know. Parties, events and amplified music are not — the lane is residential and sound carries.

Outdoors only, on your terrace or by the pool. Villas are non-smoking.

Mopa (GOX) is 35 km and about 55 minutes. Dabolim (GOI) is 45 km and closer to an hour and twenty. Mopa is the easier arrival.

Yes. Send us your flight number and a car will be waiting. It is charged at cost.

Most guests do — it is the quickest way around Anjuna and the caretaker can arrange one at the property. A car and driver can also be booked by the day.

Yes, off-street and free, with space for one car per villa.

One free change up to three days before check-in, subject to availability. Any difference in rate applies.

The property runs through the monsoon and rain alone is not grounds for a refund. If a government advisory closes travel, we move your booking at no cost.
